A regular inspection of a rented property should ideally be done every 3-6 months.
Our inspections will:
- Ensure
that all the conditions of the tenancy are being adhered to and that
the property is being well looked after and within the bounds of fair
wear & tear.
- Check that there are no unauthorised occupants or pets.
- We will advise Landlord/Agent of any maintenance issues and where possible take photos as evidence.
- If
urgent action is required as a result of the inspection the instructing
Landlord/Agent will be notified straight away by phone.
- If the tenant has any issues we will note them on the report.
We
will make the appointment with the tenant, once this is made a
letter will be sent confirming the date and time, we will also advise
the Landlord/Agent of the confirmed appointment. We believe it makes a
good relationship for both the Landlord and Tenant if the Tenant is
present and actively involved in these Inspections, if they are unable
to attend then we will arrange collection of keys. We work late into
the evenings and weekends so we are normally able to make an
appointment with the tenants or their representative.
A detailed report is then compiled listing each room, gardens, garages
and sheds. The report will then be emailed within 24 hours to the
Landlord/Agent and Tenant. A hard copy will be sent through the post if
required.
